The client had an existing DA approval for 120 one and two bedroom retirement villas as part of a staged retirement village, however rising building costs saw the project become unviable.
The developer, Liberty Senior Living, engaged Urban Solutions Architects to prepare a new scheme to transition to a multiple dwelling for the townhouse market. It was critical that the design was able to be submitted as a permissible change to the original application to retain existing credits for infrastructure charges and parkland dedication.
Utilising a mix of 2 & 3 storey designs allowed the project to take advantage of higher densities allowed in the local neighbourhood plan and resulted in a viable project which was then on-sold to allow the capital released to be invested in other projects.
